Time for a refi! start investing now. Refi, put the money away for a bit and let the interest build... Small amount with a low payment. This is also good for tax purposes (depending in what state you live in) you should put it away for retirement.

Congratulations! I'll have an Amaretto Sour, please! I don't know what it feels like to buy and own your own home but my hats off to you. Before my Dad passed away in 98, my parents worked really hard in order to leave my brother and I some property. I know I was lucky that my parents thought about our future that way. I'm 30 and I know what it's like to work hard and have things that one needs in order to survive (in your case- shelter). Again- Congratulations and you DESERVE to be happy and celebrating!! :)

CONGRATS!!! 14 more months for me. $240,000 house, 46 years old. I plan on parting all week!
The worse part? you should see what I've paid in property taxes over the years, that really frosts me. especially the way it was used.
