is there a certain water heater size requirement according to the bedrooms in a home? where can i find it if so?

I would say there are no requirements, but recommendations. The number of bedrooms suggest the number of people that might be in your home at one time. You may also consider whether you have showers or tubs (and type of tub - i.e. jacuzzi). Also, do you have a dish washer and washing machine. I would recommend to anyone that you get as big a water heater as you can possibly afford. You may also want to consider an on demand water heater. It heats the water only when you need it. It may be a little more expensive but will save considerably on your electric bill. If any doubts, contact your local building code office.

When I built my house, they had codes and restrictions covering most everything except water heaters. The thing was, after inspection, you could replace the restricted items with whatever suited you. No one is going to come to your home after wards and say you can't have this. However, you do not want to over do something and cause a fire or health hazard.

One other thing to consider is should you decide to sell your home, the buyer will most likely request an inspection. Should something not be inadequate, the buyer may request you correct it else the sell could fall thru.

I live in GA as well, but each city and county have their own restrictions.
