what value added services can a real estate agent give to prospective tenants?

I am in the process of launching my rental consultancy, so I was wondering what value added services i can give to my tenants in order to generate good first hand business and very good referal business. Please input your expectations and disappointments faced when dealing with a renting agency.

when I was a property manager I had a move in packet that included all the utility company phone numbers, change of address forms for the post office and the DMV, and area attractions close to the property. When people move, little things like knowing their new address and zip code and local utility companies really help them make a smooth transition.
