My girlfriend has 2 acres and a doublewide mobile home that needs a lot of work or could be just torn down.Of coase it has a septic tank and well also. She is cosidering selling it for $20,000 to a good friend. Plus if she sold it $8,000 would go to the funeral home who serviced her father. Then-$3,000 to pay off probation,and about $1,000 to get her licence back and she also want to get a car for herself. Do you think she would br cutting herself short on selling it for $20,000?? It is very centimental to her,but she can't afford to fix up the mobile home and I already paid $1,500 to keep up the taxes for her. I need help,so I can give her some advise. Thank you!

My advice to you is to find a realtor that you like and tell them that you want to sell the property, but would like an idea of the market value. Don't sign any paperwork with the realtor! Just get your appraisal. The realtor will let you know fair market value of the property. If you do decide to sell through the realtor, remember that you will have to pay them about 6% of the sale price. In the end, it may be the same profit either way.

You should do some comparisons of sales in the area. The easiest thing to do is to get a value per acre of the land itself, then throw in the mobile home (figure out the value separately).

If the value is very different than what your friend is offering, you should be able to sell it to someone else, provided you can afford to wait (i.e. she doesn't need the money right this minute, and it isn't costing you to hold onto it each month). Factor that convenience factor in of selling it to a friend.

Talk to a real estate agent. Everyone complains about the commision they get, but they are essential in appraising your land value and being able to list the property to sell.
Or you can hire an appraiser to come out and determine the value if you don't want a real estate agent involved. The cost is about $300 and could save you lots of money.

Seems pretty cheap to me but it depends on land value in
the area...
