Is it possibile for me to serve notice to pay or quit first and serve notice to vacate days later?

Yes, you can, or you could even serve them at the same time. If you want the tenant gone, don't waste any time and just serve them both at the same time.

You can serve both at the same time. But I'd just go with the Pay or Quit, which probably won't get paid, and you can evict on that notice alone.
