with a score that low the best thing to do would be to work with a credit professional to try to increase your score. In addition it depends on where you live and the costs typically I would say 3X your combined income and add about 50-60k more and that should be about what you would be able to afford not knowing much else about your financial situation. A mortgage professional like myself would be able to get you in the right situation. I would love to help out (that is my job). We have been around since 1993. Give me a call.

Cheers,

Humphrey

The first thing that you need to do is repair your credit, there are many peole that you can contact regarding this manner they will help you. Second you will have to get your husband to establish credit, in the mean time one thing to keep in mind once he gets a credit card always keep 1/3 of it open and then pay the rest. This will get his credit level higher in a shor period of time. Then you should apply for a loan b/c if you do so now a bank will be able to approve you but they will kill you with the rate and it will leave you and your family in a lot of financial difficulties bc your monthly payments will be through the roof.

Well, your credit score is low. However, it isn't the worst I've seen since I've been a loan officer. You have a chance. There are loan programs out there designed for people in your situation. Send me an e-mail and if I am licensed in your state I will do whatever I can to help you out. The company I work for is a lender and a broker, we work with over 300 companies to find a program that will work for you. Send an e-mail and we can get the ball rolling.

You should do 2 things--continue to save and work to improve the credit score. Both will help you to get where yo want to go.

with him having no credit score and your score being very poor chances are no bank will want to deal with you. My husband and I tried refinancing our home 4 yrs ago we owed $60K and wanted to get $15K to pay off our bad debt..homes in our area were selling for $200K or more and we wanted to extend our current loan for two extra years and since our credit sucked noone would do it. You will just have to go to a bank and ask them.
