you basically can save a lot of money on commission to the agent, and turn around and use that money to improve asesthics. cheap paint and carpet can do wonders.

Get rid of most personal items.
Clean like you never have before.
Remove about half the furniture in the house. Makes the place look bigger.
Buy some inexpensive candles and fresh flowers to put around the house.
Remove pets and pet food when showing the house.

then they need to price it well based upon the market, location and the condition of the house.....look at the competition and price below that.....they will have to pay a tax and a realtor unless they want to try to sell it themselves ...but if they do that, they will have advertising costs and attorney fees.....and they will not sell it quickly....

Paint...it is cheap and really makes a difference...and get rid of stuff ...clear the place out if they can store stuff somewhere elsr that would help..
