Where are you buying your units? This is a serious question because the cost of real estate will vary a great deal depending upon where you are looking to buy. I can't answer your question without that information.

I would not buy apartments. There are other commercial real estate investments where you can make 15-20% returns hands-off. I deal with commercial real estate special situations. If you are serious let me know.
