Talk to a lawyer or the CAB.
She will be entitled to something but make sure you get all the facts before you do anything.

This is very similar to another question posed here.
If you are both on the deeds, the mortgage was in joint names she is only entitled to half the value of the porperty from when you both moved in until the day she left.So if the house went up say 20k,in that time you would owe her 10k.
Any increase in equity since she left is 100% yours and shes not entitled to a penny of it !!!!!!!!
It sounds like she was waiting for the property to increase in value and then come back and ask for half, well shes got a nasty surprise coming.........
Stick to your guns and if you need a second opinion get yourself a free half hour at a good solicitor.He/she will tell you exactly the same as I have....
Good luck, and remember what goes around comes around..
Enjoy your house and a new life without her.....allthe bestto you.

did you freeze the house as an asset when she left? hindsights wonderful, but this is what should be done so she would then get half of what its worth when you split( not including mortgage). if she is reasonable she should accept half of the deposit if she paid half and some of any increase in value up to when she left, it would be a good idea to get some info from local estate agents to compare increase in value two years ago and then you can make her an offfer.

I think that if you self the house and it is in joint names then she is intitled to half the proceeds less half the amount that she should have contributed to the mortgage. I am pretty sure that this is what happened after my parents divorce.
