what i found out is that all top floor condos are the most likely to have roof leaks. therefore, unless it is somehow better than the other apartments (i.e. "penthouse") they won't sell as well. so, penthouses are usually bigger or better than the other units in the building.

A penthouse, when available, is the top floor(s) of the building. They may entail the entire floor as the square footage is typically much larger than an apartment. Access by elevator to the floor is usually private. Accommodations are usually first class. Everything is upscale. Pricing is way outside the range of a typical apartment dweller, although buildings with penthouses tend to be upscale throughout, so even apartments would be in the upper price ranges.
