im just having trouble wording everything in a letter im worried she will do something to the house and it makes me mad that she has more rights living in my house and im paying the mortgage .

ive already given her 60days notice to leave that expires today she said she wont leave im giving her another 7 days if i want to increase the rent i have to give her another 60 days notice its just not fair and im losing money

I would call an attorney and ask if you can demand double rent till they leave and put that in the letter.
Just be polite and advise them that they are not following the agreed plan and you cannot rent the place with them in there.
Contact the court and file notice that you want the courts help.
Don't get nasty, it may be evidence when you go to court.

In your first note just remind to him politely that his due date has passed. If he doesn't respond to the first note, send a second one a few days later, saying that in case he doesn't vacate the premises you will have no other choice but to use legal means to force him to vacate the premises.

First give a warm greeting
Secondly Let he / she know that their due date for vacating has passed.
Thirdly Tell he / she to let you know what he / she is up to.
Finally Give a warm good Bye / ending
