Am I allowed to specify that I only want a certain gender living in the house, or do I have to make it available to anyone? This is in California, BTW.

Fair Housing absolutely does not apply, you are ok.

Yikes, that's a very tricky question. I believe because of the nature of the rental property, a roommate situation, the fair housing act would not apply. I doubt you'll have trouble with this.

be on the safe side let anyone apply just because they apply doesnt mean you have to allow them to move in GOOD LUCK
