dragon quest 8 - where can you get the prayer ring or fishing net stockings?

I have looked everywhere from these items! but i know you can get the prayer ring by a gold ring and a seed of magic but then where do you get the seed of magic!?

Prayer Ring-in Argonia, talk to the man up the stairs from the bazaar. He's selling them each for 9,000 gold

Fishnet Stockings-The only place I know of is through the tiny medals. I know theres another way to get it, but I'm not sure where.

Seed of magic-offhand...I know theres one available after you get the ultimate key in Queen Minnies home.
