480 Sq feet for 302,000? What the heck? Why are you even considering this?

I wouldn't choose either. I can't stand HOA's.

I suggest you keep looking.

I own a 2 unit apartment with a basement, each floor is 720 square feet. It sits on 15000 sq ft of land. Each unit is 1 bedroom 1 bath (but at least 1.5 x as large as your house would be) I'll be selling it for around $170,000 in a few months.
