We have a 3 bed 2 bath home a eat in kitchen a living room and a dining room. We do not use the dining room, and could really use another bedroom, would it be wise to block off the dining room and make it into a bedroom? Our house is just over 1300 sq. feet.

A bedroom is not a bedroom unless it has a closet, is that possible. If done right it may increase the value of the home.

If you are thinking about selling your I would not suggest doing that. I mean think about a 1300 sq ft 4 bedroom house. House is to small for that. Dining rooms are very appealing to people. Plus if you put another bedroom in, your taxes will go up. Let the potential buyer do what they want with it. Ask any realtor(Good Realtor) they will tell you the same.

I am not a Realtor but I would personally not block off the dinning room most likely it is a draw for your house as a dinning room and a potential home buyer would convert it themselves if they needed it if they did not want the room then they would have to convert it back to a dinning room and that would be a hindrance for a future home buyer in there thoughts when looking at your home as perspective owners you have to think about the layout of the home and if it would look goofy as a bedroom if it is to close to the kitchen also it may seem out of place in your home
hope this advice helps I am sure you will get allot of mixed
answers on this subject you already have 3 bedrooms and 2 bathrooms so I would expect to leave it alone for a moderate sized family truly if it was my house I would change it into a
media room family room for entertaining if it is a decent sized room

A lot depends on the size of the rooms and layout. If it is kind of an extension off the living room, you would want to leave that option available when you sell. If you do not need another permanent bedroom now, you may consider this. Turn it into a study with a settee or bench type sofa which can be used as a bed. This way it is an extra bedroom. Another way is to move the TV into it as a family room and with the same sofa bed idea.
This way, you can use folding screens to divide it instead of a solid wall.

most people looking to buy a 4 bedroom or more have enough people in the house that they would most likley need a full size dinning room especially on holidays when people come over so i would think it would be in your best intrest to keep the dining room

Value - How long do you plan on living there? If for another year or more, convert it. You can buy a "portable closet", or build one in a corner, using paneling at a very low affordable price. My opinion, do it, as if and when you sell your home, it can always be "undone"
