It would seem to that the one reason would be because it is a form of pure carbon, so the molecule size would be small enough to allow for better lubrication based upon energy to pass by each other. Another reason that comes to mind is it doesn't have room to break down. A third could say that it is better at filling the surface, but this would also be based upon the same as the first with molecular size.

Graphite is a better lubricant because:

1. It has less friction than oil, i.e. better lubricating properties
2. It can withstand high temperature and will not burn off
3. It is applied as a water solution and is environmentally better.
