You need to keep your own receit of sales, write a check and keep a copy of the check and when the check is cashed get a copy of this off your bank statement and keep all of these records. Challenge all of his charges and take him to small claims court if you have to. Also report him to the BBB. All you can do is keep good records and keep a diary of what he says and what he does. Dont let anger get the better of you.

As someone else noted the question is not clear.

1. Are you really renting or are you buying the property? You talk about a bill of sale being paid off. Sounds like you think you are buying something.

2. Receipts are not hard to come by if you use a check to pay each month. The landlord does not have to provide a receipt in all locations. If you want tone then make sure you do not use cash to pay.

3. If you bought the place and it is paid off then why move? If you did not buy the place and are really renting then do you have a contract (lease or rental agreement)? There could be a local fair housing organization that can help provide advice as to your rights and the laws for the area.

4. Maybe it is time to pay for a lawyer to review things. Note that to save money you should get all your records together and organized so you are not paying them to do your filing. They can then tell you what your options are. Only go down this route after checking to see if you can get free legal advice from a fair housing organization.

Are you stupid enough to be paying in cash? If so, why? Get a money order if you don't have a checking account, but never pay in cash.

For the rest of it, I don't understand what you are saying. Are you doing a rent to own?

Threaten legal action. If he does not respond, sue him.
