how do you factor this? can you show in steps please?

There are only imaginary factors

(x + iy) and (x - iy)

are you sure that it isnt x^2 - y^2? then it would be difference of squares and would be very easy.

You can only use imaginary numbers:
i=-1
(x+iy)(x-iy)

not in real number system but in complex

(x+i*y)(x-i*y)
