There aren't basements in Orange County for two reasons:

1. It's not a good idea structurally because we have earthquakes here. You need to keep the underneath of the house solid for a better foundation so the house doesn't fall down when there's an earthquake. (There are other things underground, like parking underneath office buildings; these are make with concrete and steel, unlike houses, so they can withstand earthquakes.)

2. We don't need basements. Basements exist in large part for protection against tornadoes, which SoCal doesn't have.

If you custom-build a home, you could get a basement, but custom building isn't really done in OC because of all the master-planned communities.

To echo previous answers, no basements in Southern California, esp Orange County, old or new.

most homes in calif never had basements. why? the cost is so high. i have yet to see one myself. i have family in la.
