I have discovered my end beam in the attic is wet and crumbly in places where water must have been coming in at the chimney breast. I only noticed today that the wallpaper at the corner of the room below had gone a bit black in one corner. Is this a big job for a roofer and what would be an average price for him to charge.
I live alone and don't want to be ripped off. Thank you any advice.

Sounds like a leaky cricket problem to me. A cricket is a sheet metal flashing that diverts the water coming down your roof, around your chimney. Since you do not give any details, it is impossible to tell you how much work it is. What kind of roofing material do you have? What is the pitch of your roof? What is the chimney made of? Add some details.

Needs new flashing -- if that is the only problem should be an inexpensive fix - get an estimate. But it is important to know if that is really the problem so get an estimate anyway and check with the BBB for any prior complaints about the contractor.

you must live in an old house. 45-50 years old plus maybe. its no hassle to a squad of roofers to fix it. they'll need a crane at least 4 men scaffolding materials and fixings or you could get a joiner to qoute you on the hush hush. 2 men block and tackle hell of a lot cheaper than a squad of roofers and a crane.

i suspect the chimney flashing and if its a two storeyhouse ..dont pay any more than £200 .£300 pounds

Actually if it is leaking by the chimmney stack up on the roof, all you have to do is put leak stopper around the chimmney and any do it your self home person can do that which is mechanically inclined.

When my Chimmney leaked around the edges up on the roof....I purchased one gallon of liquid tar. and painted it around the area and let it harden and it worked.

adding to the other guys answer.If the wood is completely rotten as you say than it is obvious this has been going on for a long time.Probably years. I would be looking for alot more damage.
