Look primarily aound college towns and military communities. Usually, there is a shortage of housing in both, but usually the college kids can afford more (or should we say, their parents can afford more). Real Estate in some of these towns can be more expensive and taxes higher, but you can get more in rent from these areas.

Military communities differ in the fact that you are usually renting to families and you have the military on your side should your property get damanged by the renters. But generally, married couples take better care of property than teenagers. The downside is that military families need affordable housing and might not be able to pay as much as some students in college towns.
