i m frm mumbai. i m the owner of a 2 BHK flat. i want to give my flat on 11 months live & licence to someone whom i don't recognize. whts the procedure & wht cud b the ageement charges for that. plz guide me. thank u.

You can gave it on a lease period of 11 months .I can't tell you the charge but you must deposit a photo & all other legal documents of your tenants to the police .So that could be easy for them & you in future.

You have to Conclude the Rental / Lease Agreement with the person who is taking the Flat on rent, Prescibing the Terms and conditions. Before renting out it is better to take the photo Identity of the Person to whome you are letting out. Further the Agreement should contain the purpose for which the Flat is taking. You should also ensure that the folloing important conditions should invariably be mentioned. 1)Period of 11 Months and he shoud vacate on comletion of lease period without any Further Notice.. 2) Heshould not Sub-let or letted out to other Person 3) The Tenant should use the Flat for the Purpose for which he has taken on Rent ano should not use otherway. 4) The tenant should pay the maintenance charges / Electricity / Water Bills etc.promptly and you should ensure for Prompt payment of the same.5) Heshould maintaine the Flat in a decent manner and Furniture and Fittings availble in the Flat be Listed out in the Annexure to the agreement. If any Damages during the course of the lease period should be compensate by the Tenant. For ensuring the above conditions you should insist a security Deposit equilent to 3 Monts Rent or any other amount as per the prevailing conditions.
Other Conditions as you feel necessary. The above important conditios should invariably be indicated.The Agreement should be on Rs.100/- Non Judicial Stamp paper. Because the Lease period is 11 Months there is no need of Registration.

If your flat is situated in Mumbai or any where in Maharashtra State, you are required to enter into a written Agreement of Leave & License and before execution of such an agreement, pay/affix thereon requisite stamp duty under Article 37A of the Bombay Stamp Act and thereafter execute and register the same.

well i dunno how mch you'll be charged for making aggrement..
In bangalore i got it done in around 100 rs.
And here we'r supposed to give 11*(one month rent) in as security deposite to the owner of the flat..
i think to get your aggrement ready in less than 200 Rs.

To get your aggrement done.. get the stamp papers from nearest government bank.. say stste bank of india..(in general main branches only keep those papers)..
Then go to the nearest court..
outside the court you'll find guys .. we call them notary..
ask someone .. they will get the aggrement deed typed and attested to make it a legal document...
