i started doing some sub contract work for a realtor in illinois. it requires everything from changing locks, repairs, repo work to evictions. the realtor requires that i give them 20% of what ever i invoice the job for. these houses are owned by mortage companys and they pay the invoices to her and she pays me after deducting her 20%. my question is this a legal referel / kickback or illigal?

its legal even if they deside not to pay you for some reason or another my husband is a painter and he worked for A- home builders we were 90 % finshed with the job and then were let go because they found some one cheaper insted of being paid the $3,000.

I would guess it is not, but why don't you just make the invoice for 20% more. That way you get what you deserve, and the realtor can get their 20%. Something to consider, do you have a contractors license? Or does the realtor have a contractors license? If they don't, then they are contracting without a license. I'm not saying this is right or wrong, because I don't know. What I'm saying is should they have to be licensed to farm out the work. Keep in mind also that if you complain about this to them, they will probably find another contract er. Good luck

Legal...but maybe they're maximizing their profit which is 20%. You can't deal directly through the mortgage company because they will not allow it. Realtors are their guardians when it comes to protecting their investments. They are their eyes and ears on the outside world of loans and contracts. They're taking your 20% because they are your referral people and w/o them you get nothing and you don't have any choice. Best advise is you've already established a good relationship w /them...Barter for that 20% their getting from your invoice..Or gradually raise your estimates but don't get too greedy and obvious. Sooner or later you'll make up for the that difference...

If the status of the domicile sale is “pending”, then I too experience that the broker won’t evaluate your utility. you are able to look out for different homes and purchase any of them by skill of paying money.

Strictly illegal. She is stealing from her customers. She can lose her R.E. license when that comes out.
