If you own a property, you own it. The equity is worth as much as if it had been in your family for generations, and anyone will be glad to lend you money against it.
However, if there is a mortgage on it, and you have only been paying it off for a few months, your choice is more limited. Best thing is to ask the current lender to increase the mortgage

i'm not sure what you are asking. are you looking to refinance on property you own? if that is what you are asking, then yes, pretty much any lender would let you refinance with them. they are not too worried about when you purchased the property as much as whether or not you are eligible to get a loan through them (credit score, payment history, income).
