i have a large studio flat that i rent out in Alexandra House in Leicester. My letting Agent tells me that prices for rentals and Values are going down rather than up. I find this strange as all i hear about is how prices are going up, but I live in London. Any news please........

agents fill your minds with crap... really...
when i went to buy my house, my agent said i had the upper hand... next day... when we went to make an offer, they said the buyer had the upper hand... they will say whatever is necessary to do whatever is best for them...
i do not know about your area specifically, but i would suggest looking at what other people with comparable flats rent for. that is what your renters will be doing, so you might as well do the same if you want to remain competitive while still maintaining a significant profit.
