We built a deck onto our house despite county rules that we were only allowed to build a patio thus, we did not get building permits for the deck. How difficult will it be to sell our house? Will this be a huge issue?

In many jurisdictions a seller is required to disclose things like this to a potential buyer. If the potential buyer has no problem with it, there likely wouldn't be an issue. If your jurisdiction requires a code inspection to be made by a government agency, such as a city or county building official, you could be required to remiove the offending deck prior to a sale. But that seems unlikely. I would just be up front with your realtor (or with a potential buyer if you are selling the house by yourself) and say that the deck really isn't legal. If a buyer walks away, he might not have been a great buyer for your property anyway. Good luck.

Plant some weed under the deck. The new owners won't even notice that the deck is illegal.

It should not be an issue unless an appraiser or inspector makes a bug deal out of it. Just don't add value for the deck and you should be fine.

Get the city/county inspection done first, if necessary. If it passes inspection, should not be an issue.

Sometimes it is and sometimes is not. Put in in the disclosures, the Realtors MAY ask for a up/date from the county.It most likely will not pose any difficulties for you.

Just make sure you disclose you did not pull a permit. I highly doubt that will stop any interested party.
