Yes you can. While land is leased, time for a claim of adverse possession runs against the lessee as soon as the squatter takes possession. However, time does not run against the landlord until the lease expires. The landlord’s right to recover the land runs for 12 years from that date, unless the land is held on trust.

Squatter's rights are offered state by state. It's different in most states. In the state I live in, if a person puts a car or a trailer or anything like that on a certain piece of property and it stays there untouched for 90 days, that piece of property can be claimed by the squatter.
