I wanted to find out what is customary. When working with a realtor, you'll generally spend a few weekends looking at different property. The last time we went out, our realtor paid. But when we meet again, is it our responsibility to pay for him?

I would pay this time--but chances are your Realtor will insist on paying. You are their client and they can write the lunch off on their taxes, plus they receive a commission from your purchase. Happy house hunting.

If you want it to be, if I were in your shoes I would pay and after that, when the bill came or when the realtor was in the bathroom I would ask the server to split the bills. This is more proper, if I were the realtor I would pay for you because, I would make a significant amount of money from your business!

Its actually not a requirement to eat lunch w/ clients or even drive them in our car. It is a courtesy. So you can as a courtesy offer to pay, if he insists then let him pay. If he wants to stop paying he will start scheduling shorter tours at non meal times. Depending on how much your home will be and how pleasant you are to work with, your Realtor may be feeling that he is being compensated enough through his commission and wants to "give back" if you will. It will be a tax write off in the end anyway.

As a Realtor it is my pleasure to pay for lunch every time I go out with a client. It is only fair that I pay for them as a thank you for them hiring me.

I've been in the business since the 70's and I believe it to be a privilege to allow me to pay
