i have a earth contact home but the wont consider a room that i thought was a bedroom because of the size of the window the inspecter says it needs 2 exits

In order for a window to be considered as a means of egress according to the International Residential Code it must have a clear opening of 5.7 sq.ft. so depending on type of window, double hung, casement, slider, awning etc.... the actual size will be different one of your other answer was correct that "most" 36x60 double hung windows will meet code however you'll need to verify that with the window manufacture or by physically measuring the space with window in open position. There are some other factors like distance from floor to sill, if it's below grade you must have acceptable access to grade level (window wells with steps etc...), you can also get hardware installed from some window manufactures to make slightly smaller window meet the criteria but that would of course need to be verified to your inspector by manufacture of window these factors all play a role, but generally speaking if you don't have the 5.7sq.ft. you re inspector is gonna fail you this should have come up in the plan review stage. anyway I hope this helps

I may be old school ignorant, but I'm curious as to where you got that initial info. If the detail matters critically then perhaps a company like Pella can advise? I would probably be hesitant to be goverened by any standard as it regards size, no matter the environmental conditions, although the structure of the dwelling certainly plays a part. I had a beach house here in FL, that at one time had the entire beach side enclosed with floor to ceiling windows. Steven Wolf

I think anything smaller than 10x10 would send most people into a panic about such a tight space. Your 2 exits are a window and a door. You will need to look up code in your area for window size. I'm very surprised the inspector didn't offer that information.

Depending on your locality and your local codes... Windows in a bedroom must have a minimum 6 sq.ft. OPENING area. That means that the size of the hole when the window is wide open must be at least 6 sq.ft. or 2'x3'.

below 41" above floor
& i know it is less than 9 sq ft opening because a 3'0" x 5'0" window will do, ask a window co. whay is the smalest egress bedroom window!

2 exits 1 is the br door, the other can be a window, or a door that opens, to outside, or another room w/ egress!

double check me, it's been a while!

Egress windows are for safety escape route;
Egress requirements are minimum of 18" width x 30" height. If you have an outside door, you don't need the window, but it is really up to the inspector.
