There is no renters / lease agreement and no rent was being received, but let so-called friend stay for 3 months and use address for mail. They are now back on their feet but won’t leave the property. The property is my real-estate investment and I am trying to sell it. They are claim squatter rights and police will not help.

Squatter's rights? Screw them. No good deed goes unpunished, eh? They can't claim jack since you were kind (but stupid) enough to allow them use of the premises. You will have to start a legal eviction and since you don't seem to know what you are doing, I suggest getting an attorney to do it for you and for you not to have any direct contact or accept any money from this "tenant". California is very pro-tenant! Make sure all your i's are dotted and t's crossed or the court will throw your case out and you will have to start the action over. Accepting money after legal papers are served means you have to start the process over. This turd sounds like a professional user. Consider it a hard lesson learned.

What you have to do is file a paper called an unlawfull detainer. See the self-help law link below

Wow... some "friend" you have there, huh? I can't believe the police won't help you on this! That is ridiculous. I would get in touch with a lawyer ASAP and let him handle this on your behalf.
