That's what they get paid for and can help a lot.
You may be able to get a good recommendation from your mortgage person.
Just remember that the agent works for the seller not the buyer, so if you say to them, "I will offer $95,000 but I am willing to go up". They are obligated to inform the seller.

Find a good real estate agent who will help you find the right home as per your requirement, negotiate on your behalf, with the seller,sign the contract for the selected house and along with your mortgage loan officer, help you close the deal on the house. The real estate agent will do everything to help you process until closing and the best part is, you will not be paying to the real estate agent, the seller will be paying to him. This is much to big of a question to answer here. You need to find a good Realtor who will take the time to sit down with you and explain the entire process and answer any and all of your questions to your satisfaction. If you do not feel like they are doing a good job in making sure you understand everything then go to a different Realtor until you find one who does. Ask Friends, people at work, your lender, etc for recommendations of good Realtors.

In addition to the excellent advice given so far, do some additional research before taking the plunge. You want to be sure to have all the necessary knowledge before making the biggest purchase (presumably) of your life.
Check out the library, bookstores or even amazon.com and search for "first time home buyer" for books that cover this subject. Also, check out the sites below for help and resources.

You need to get a buyers agent now. It is of no cost to you. They will be paid by the selling agent. Do yourself the favor and go get a buyers agent.
