I have a tenant renting a room from me in my house and I need to know where I can find the legal documents for our rental agreement.

here is a web site that you can use to design any type of lease you want, but know that all municipalities have governing laws over tenancy. you as the owner are obligated to supply certain things in exchange for rent or duties in exchange for rent.

your best bet is to call your city to learn which leases they advise you to use, which ones list LEGAL obligations related to codes, etc. you also have to consider if you have a homeowners' association, do they have specific rules?

To come up with a lease agreement you need to take a two step approach.

1. Read about tenant rights in your state. Go to http://www.hud.gov and select your state and read about Tenant rights.

You can modify this one or find a sample agreement for your state online. Use google to search.

I would look for HUD laws and type in if you dont find what you are looking for there landlord/tenant agreement contract it should give you a wealth of information, good luck.
