We are moving our business to an outdoor mall type setting... A strip mall.

What are some good questions I should ask a potential landlord?

Also, what are some ways I can get more bang for my buck and or get them to offer better incentives for us to move our business there?

Before I visit a location I get the size, price per sq. ft. NNN cost (roughly at least), their preferred lease terms, basic amenities, if they have anything in their lease about signs (in addition to the city ordinances).

Not sure what else to ask.

Any help is appreciated

*Expansion rights.

*First Right of Refusal on a more desirable open space should it become available during your lease term (if you foresee wanting a better space).

*If the lease is actually "NNN" or "Gross" or some "Modified Gross" derivative?

*How are utilities metered? Are they separate, bill back, etc.? Whichever is their an "Admin Fee" for servicing and maintaining the meters?

*Can you get designated parking spots for your business (only if you think you will need them)?

*Will their be maintenance and/or engineering staff available to help within your suite?

*Are there any periodic (read annual) rent increases?

*(If you are in California) Is there any Prop 13 Tax protection?

*A cap on pass-through allowances.

*Is a "Tenant Improvement (TI) Allowance" available if needed?

That's all I can think of right now.

be sure to see what you are responsible for as toward repairs

also you want and try and get a lease with option to renew with increase built in, if not and your business takes off and you do not have that once your lease is up the landlord is pretty much free to increase the rent as they see fit
