I am currently in escrow and just had the city inspector go by the home and make sure everything is legal and has permits.There is a wood patio in the back yard over a built in bb-q and a 10by8 shed on the side of the house.He said that those two structures need to be removed in order to get the ok from him.Can I get reemberesed or have the sellers pay for its replacement onced they pay to get it removed.Our purchase agreement says property sold at its present physical condition without any exclutions unless specified.Inspector said patio is a fire hazard and shed is too big and is touching the brick wall.What should I say or do?

Negotiate with seller. If you are in escrow, odds are you are stuck unless you want to try and sue; and as is means as is.

I can't say for certain, but it sounds like the breach is on their part - I mean they're selling it under contract including everything that is presently there.

Although the patio and shed may be nice, if they are a fire hazard I would recommend letting them go; However the purchase price includes those items.

I believe a reduction in the purchase price is not unreasonable.
