I have tried quiet a few tax lowering services but the taxes have crept up every year. Any suggestions how to lower them??

What about a farm exemption,30% reduction in most areas.

Move out of TX. TX has some of the highest real estate taxes in the country since they don't have an income tax. Or sell off and buy something cheaper.

I lived in San Antonio for a number of years, and had rental properties there until recently. The taxes on my TX properties were more than 5 times higher than my property in MO where I now live. In fact, my total TX property tax on one home in TX was more than the entire tax bill in MO -- property AND income taxes.

If you live in Houston you have low taxes and an affordable house. Texas is one of the cheapest places to live.. If you make more money you won't have a problem paying higher taxes.
