After much trial and tribulation my wife and I have found a house we love. We were just about done walking all the way through it and our agent noticed the corners in the basement slope pretty sharply about three foot from the corner. Then I realized that the sheetrock on the second floor was cracked considerably on the walls and ceiling. Then we walked outside and you can see the roof is slightly sloped toward that end. It is a poured concrete foundation, and it seems it is sloping just on that 1/3 of the house, not the entire foundation, so there are probably some pretty good cracks somewhere.
I haven't a clue how much something like this would costs, the price is about $20K less than it should be, so would it be worth it? I know some of the factors include size and location; it's a 3000 sq/ft house in an area in Kansas with fairly shallow bedrock (for piering). If anybody knows anything please do tell!

DO NOT BUY THIS HOUSE, No matter how much you love it.

I buy about 10 houses a year. I "fell in love" with a house I just had to have, even though I knew there were foundation problems like you are describing. I regret having ever bought it. $20,000.00 isn't enough to deal with all the headaches you're going to be facing.

sounds like the footer is sinking on that end. it might be done moving and all you would have to do is jack the corner of the house back up and shim between the top of the foundation and the sill plate. or it may still be moving...for only a 20,000 dollar saving ,i wouldnt mess with it. is there a crack in the foundation wall. if so then the footer is cracked also. if there are no cracks in the foundation walls ,then the whole corner is sinking as one unit...

All piering agencies are no longer created equivalent. i don't comprehend the place you're yet here interior the midwest (OKla.) we are extensive-unfold for all the piering artwork it extremely is finished. I even have clientele which will purchase a house with earlier piering without hesitation and likewise those that don't desire one. I stay in a 85 12 months previous abode that has crooked flooring and a guinite pool that has a small leak. I knew this whilst i offered this abode and characteristic lived here for 6 years and am nevertheless happy i offered it. i admire previous properties. once you bypass to sell that abode (if the different persons havn't already taken it, some human beings won't desire to debris with it and others will say....i like it and that i do no longer care so, the ball is on your court. Do the homework on the engineering record and the organisation that did the piering and the engineer that referred to as out for the artwork that grow to be carried out and make your selection. i'm hoping this helped some.

Living in an area of the country that has sink holes tells me that, that is what it sounds like.

This is an expensive and long process to resolve this problem.

Look for another house.

DO NOT BUY THAT HOUSE. There are others like it somewhere else.
Find out who the builder was and where else they built the same model house.

I would try to find a similar house elsewhere. this is not your average repair. def. not a diy project. if you must have it , at least find a reputable contracor to look at it. they definitely should have experience with this. NOT CHEAP!
