my husband and I made an agreement with are landlord that we would do the landscape work, for are some what small complex all year if he took some of are rent off anyways we were doing great all summer allways had it done then winter came and it felt like he was trying to get it done first even though he knew we were going to do it then a month later he ups are rent and says he's taking over then the next day he has some haspanic ppl out there working well now we cant afford are rent and we have started to move out but we havent said anything to him yet what do we do we just figured we would evict are selves then make 150 $ payments monthly and not leave him hanging even though there is no lease agreement what do you guys think please give me your thoughts thanks

we have allready started to move we are tring to get out at the end of this month... no months notice I dont want to owe anymore rent or could I say Im giving my 30 days notice and he can do nothing??? or can he charge another month

If you have no signed lease, just move. He can do nothing at all. Any deposits he will keep, you can count on that. Sounds to me like he got all he could get out of you, then found somebody to do it for even less.

If you don't have a lease then you are considered month to month tenants so you must give landlord 30 days notice---do it in writing and make a copy before you mail it & make sure you put a date on it!!! {b/c if LL decides to take you to court you won't have any proof that you notified him at all}

It's best if you mail it and get a proof of mailing or return receit requested.

The word is: our, not are; and -- ourselves -- PUNCTUATION WOULD HELP TOO. Honestly, were you not getting the work done in a timely fashion? If not, he has the right to replace you. However, I feel he should have had a sit-down conversation with you and tried to see if things could have been worked out. Also, going behind your backs and hiring people who probably don't have green cards is reprehensible!!! It is also ILLEGAL !!! So, no, I would not pay him anything, unless you owe back rent, then yes, pay it or you will ruin your credit. Also, the county keeps a record of tenents who are bad risks and/or don't pay their rent, are constantly late on their rent, etc. So, do pay anything you owe and do not harm the property in any way when moving out and make sure you leave the place as you found it or in even better shape -- you may need the reference. But I would first go to your local LANDLORD/TENENT association or your county government office on L./T. laws. I believe he may be in violation due to not giving you written notice and time to find another place. These laws are usually very good for tenents -- usually favoring tenents. It won't hurt you to call the county clerk's office and ask for help !!!
Also, you can ask these 'workers' if they have a 'Green Card', if they look frightened and/or refuse to show it to you, you can assume you've hit the jackpot, they are probably working illegally !!! Call INS (Imigration & Naturalization Service) -- it's listed in the phonebook !!! Tell them your landlord is employing ILLEGALS , and give them the details !!! These people took YOUR JOB and the roof from over YOUR HEADS !!! Don't feel sorry for them, they are costing AMERICANS huge amounts of money: schooling their kids, medical expenses that they NEVER PAY A CENT FOR -- therefore AMERICANS pay huge amounts in medical expenses to pay their bills and on and on! We have IMIGRATION LAWS to PROTECT US, USE THEM !!! Best of Luck!
BTW, start buying a piece of land -- NOW. PAY ON IT MONTHLY AND START LOOKING FOR SUBCONTRACTORS TO BUILD YOURSELVES A HOUSE!!! My HUBBY and I built our 1ST home & moved in 3 WEEKS b4 I was 18 YEARS OLD. We paid on the land until we paid it off , BUT YOU CAN ALSO GET A CONSTRUCTION LOAN B4 IT'S PAID OFF, CHECK WITH SEVERAL BANKS. But, whatever you do in life -- guard your c r e d i t rating WITH your life, BECAUSE IT IS your life !!! WITHOUT A HOME OF YOUR OWN YOU WILL never have ANY security......!!! Don't do that. If you can't afford the rent (and have no agreement signed) tell him. If he doesn't lower it, give hime a month's notice and leave. He can't keep you there against your will without a signed agreement, and it's not your responsibility to keep paying him after you leave.
