We got a new landloard recently who assumed the previous lease, however i was under the impression that he would need to draw a new one with his name? Is this true or no? Also is the dog (not allowed on the lease) and the drugs enough to break the lease? I have 4 months rent left on the property according to the old lease.

3. You are in a bad position here if your name is on the lease. You're on the hook for rent even if you're not there.
4. Suggest you go to the landlord and explain that your roommate is in violation of the "no pets" provision and that you have concerns about illegal drugs. Perhaps the landlord will evict the roommate. You can't just say that you're off the hook because of roomie's criminal activity. It doesn't work that way.

The dog and drugs are enough for you to leave, but if you are sued by the landlord, you will have to go after your roommate to recoup your costs. You cannot break the lease with the landlord, as it is your roommate who has violated the conditions of the lease, not the landlord.

The landlord can and in most cases must legally continue to honor existing leases in the case of an ownership transfer, at least until they are up. If the lease prohibits dogs, then yes you can inform the landlord he may agree to void it. As far as the illegal drugs are concerned, get a lawyer before you use that as means to get out of the lease.

For your own safety, GET OUT! As long as you stay in that apartment with your roommate you are just as liable under the law for any infractions and violations that he is. You will go to the penitentiary right along side of him. You will also lose your life if he goes out there and crosses someone. You will die if people even think that there might be money or drugs in your place. Screw the darn lease! GET THE HECK OUT! Even if he decides to leave and let you have the place, still get out. By now his cronies know where he lives and will come looking for him and find you there. Your roommate can buy your lease from you. He has started to take liberties with your health and safety. Watch your back and scram! If you must stay there then, double up on your payments. Borrow the money from your folks if you have to. And ONLY your folks! Good luck. You sound like a nice person and I wouldn't want to later find out that you are knocking boots with Bubba or worse yet, read about finding your body all cut up and disemboweled and his dog chewing on you. Take care of yourself.
