need to do sum adjusting to his water tank? help need plumbers brains

wow no replys, it does not leak all the time some days are worse than others

no its not downpipe it sa little metal pipi protruding from the wall some to do with over flow from water tank apparently

It is probably the overflow from the water tank in the attic, may be that the ball **** is sticking sometimes due to scale, or it may be that the level is not set correctly and the valve needs adjusting, or it might need a washer changed in the valve.

Do you mean a 6inch diameter pipe or a smaller pipe that protrudes 6 inches ? If the latter it is most likely to be a water tank overflow, Ball valve probably needs a new washer. Advise the tenant above of the problem, if this fails contact local Waterboard,as the is a waste of water

It cannot be a 6 inch pipe, it must be a 22mm overflow pipe. The problem is that a water tank in the roof space is overflowing because there is soething wrong with the ballvalve in the water tank. So tell the guy upstairs what the problem is, and ask him to get it fixed.

If the pipe is white and made of plastic this is an overflow from the cold water storage tanks in the loftspace. If the pipe is made of copper then its an overflow from an unvented water heater, both pipes are used as overflows from a vessel of some sort,the fact that you live in a flat i will guess its from an unserviced water heater/cylinder instead of an overflow from a tank. Please be more specific with the material of the pipe and if have tanks in your loft.

If you're speaking of the down pipe from the guttering, it sounds as though the guttering or the pipe or both is blocked. Get the ladder out.

if you have a land lord it is his responsibility to get this fixed, but what you have said it is probably the tank over flow pipe and all the advice you need is right there.
