I don't think there's any reason to say what I make, everyone's experiences will be different. You have to pick the right properties, in the right area, at the right price. Know how to do most if not all of your own work and you'll make much more.

You CAN make as much as your heart desires, given the resources. You could easily work on 2 or 3 houses at a time and sell them as they finish if you have people working for/with you. If you are hiring contractors, I'd imagine you can have as many going at the same time as you can afford.

The only way to make money though is to pick the right houses, and make the right repairs. It takes a bit of experience and a lot of effort to make a lot of money.

The first guy is correct. Do not get into the flipping business if you think it easy money like you see on TV. That's TV not real life. You do not always win. I have been flipping for several years and have been very successful, but I am not going to give you a number for 2 reasons.
1. I don't want to sound as if I am bragging.
2. It is variable from person to person. i know several people who have lost their shirts thinking this is easy.
My number one suggestion is to get a Realtor who knows this market. A lot of Realtors will sell you a cheap house, but not a good home to flip. Just because the price is low does not mean it is an instant money maker. Make sure your agent does his homework on what a Low end sale price will be. Most agents will tell you a high end sale price in hopes you buy the home to make their commission. Once they can not sell it at the promised price, they get you to reduce so you can sell, but most the time at this point its a break even price or even a loss.
Find an agent who knows what they are doing, and will be honest with you.

I agree with Frankie B. He has pretty well summed it up.

Now if you are really serious about earning money flipping properties, the first thing I suggest you do id go to the nearest book store and purchase several books on flipping properties. Normally they are in the price range of $15.00-$20.00 more or less.

After reading those books and other books on foreclosures and distressed properties you can make an intelligent decision about this career field.

As far as the midnight guru's they have a place in your life. You should purchase at least one of their programs. They offer contracts and offer forms as well as scripts you can use on your potential clients. They also give you a formula to use to tell if you have a good deal or not that will get you a pay check.

Also understand that this is not an easy field to earn a living in, and once you do get into it there are lots of problems to solve just to get one deal that will turn a profit.

There are lots of people you have to depend on to make one transaction work you will have to be in constant contact with everyone in the chain.

Let me answer the second part of your question: How much CAN someone make? The answer to this depends on how well you leverage your resources, mainly time and money. If you look at doing everything by yourself, you'll make less than if you can have people doing things for you. There is literally no ceiling on the income you can generate, but there is a limit on how much you personally can do to generate that income. It's safe to say that done right, you could make more than you ever will at a steady job.
