I live in a mobile home, this is on my parents land. The people who bought this home lived here for about 10 years (were good friends of my parents) after my parents told them they had to start paying lot rent they moved out and left this mobile home, now im wanting to sell it, i have tottally remodeled it floors walls restrooms everything you can possibly do to a mobile home, is this house mine, can i sell it, is there a possibility they can claim it (its been about 4 years me living here and about6 since they left) do i need any papers to sell it?

Mobile homes usually have titles, which you would need to sell it. I've seen homes sell without titles, but for much less than they are worth. You need to call the government offices in your county and ask; this is usually the assessors office.
If they didnt sell you the home, then the home should still be in their name and i'm not sure if you can do anything about that. It could be considered abandoned, but thats up to the county you are in.

Depending on the laws where you live you can most likely claim ownership. A person who leaves property behind has a right to it but there is an expectation they will retrieve it in a timely manner. Your parents may have been obligated to notify the owners to remove the mobile home but after 10 years I would say it is theirs now.
