real estate law varies considerably. your language says you are a brit.

the most important thing to do as an owner is get reliable people.

the fool's guide to rentiong is simple. get the names of the last 2 land lords.

listen to what the current one says, but rent on waht the next to last says.

ask them both one question. would you rent to this person again? no muss, fuss or bother, complies with all anti discrimination laws and gets to the root of the problem.

deposits and rents are all negotiable after that.

Assuming you are in UK. One month's rent plus security deposit in advance is the norm. Security deposit is usually equivalent of one month's rent but some landlords ask for 6 weeks. If you have pets they may ask for more. Should be cleared funds before the day you are due to move in. What else do you need to know?

You usually have to pay a months rent in advance, and a deposit for cleaning etc at the end of your tennancy, usually around £80-£100, after that its just the monthly rent and bills.

this depends on where you live, if you live in the UK you will need to pay rent, council tax, water, gas, electric and TV licence just to name a few I think there are a few more but I cant remember what else there is.
