and back door i realise it needs sealing and probably re pointing but i am selling my house and dont really want to go to that expense , i will if i have to but does any one have any other solution i could sort myself ?

It could be that the mastic or cement seal around the external window frames has failed. Check the seal around the windows with leaks and if the sealant is poor or non-existant remove any old sealant and reseal with a building quality door and frame sealant - polyurethane or silicone. ( you can buy from www.Screwfix.com).
Another cause can be excess condensation from inside the house, which will evaporate on a cold window and frame and leave wet patches. Solution here is reduce the moisture content of the rooms by having good ventilation or by using a de-humidifier.

Probably just condensation but if it is coming from out side you will need to sort it as it will show up on the survey report and knock a lot of money from the asking price

you can get a paint that covers dam p but it may show up on survey then vendow will more than likely knock a lot more cash of asking price than the job would cost to do yourself.try resealing see if that helps it quick n cheap to do repointing is expensive and slow work

you probably have too high humidity in your house,and with cold from the weather& heat in house,it makes it worse around windows. have same problem. I use a de-humidifier. helps some.

no stop being lazy and get it done ..it wont cost a lot and if you dont you might lose a sale ..as it might vbe picked up on a survey
