Also what are the rates for houses in the nice area's?

Check out Northshore on the east side of Houston, it is growing like crazy right now and you get can get a brand new home for an affordable price. If you have kids the only school district over there that is worth a darn is Galena Park ISD though.

Not really anything IN Houston, but there is a lot of larger house developments outside of town.

In an arc that stretches from 290 and Fry Road, down Highway 6, all the way south to 59 and Highway 6 (and Highway 90) are a number of larger (over 2500 square feet) subdivisions. I've seen dozens shown in the Saturday and Sunday Chronicle Real Estate Sections. Prices range from the $150s to the $500s.

Also, some people don't know the difference between the "Gulfton ghetto" area and Sugarland. Ignore them.

I don't live in Austin, I am from neighboring Oklahoma, but I get down to Austin as often as possible. I really enjoy the city - and while I can't answer all of the questions you've asked, I'll answer the ones I can. Seasonal - Winters are very mild with hardly any snow. Summers are HOT and dreadfully humid. Autumn and Spring are nice. Mostly a flat area - in the great plains region so you can expect plains Austin is an interesting city in terms of politics. Probably mostly due to UT-Austin - but it is a rather liberal city when most of the rest of the state is staunchly conservative. Because of the university you can expect an extremely diverse population. Musically - Austin is known as the "live music capital of the US". You'll find plenty to do on 6th street I have no doubt. Rock, jazz, country, whatever you like... As for jobs and property taxes, I can't help you having neither lived nor worked there. Hope this helps.

There are alot of nice new houses in Sugar Land, Texas. Its on the Southwest corner of Houston. They are pretty cheap and in nice neighborhoods. Sugar Land has also been voted as one of the best places in the United States to live.
