We found a nice house, completely renovated and to our taste. We thought we would have no work to do, but now we learned that we have to redo the whole outside brick wall, plus the roof. We will renegociate the price but I think that we will end up paying more in the end, not counting that we will have to have the work done, when we thought we had peace of mind. Should we just drop it and keep on looking, or buy it even if we end up paying more?

Sounds to me that you are answering your own question.

Buying a home is a the biggest investment you will make in your life. When the decision is made to sign your name to the purchase agreement, which will be for 15-30 years, you want to have confidence that you are making a sound decision; one that you are very comfortable with.

If you are already wavering, you probably should listen to yourself and pass on this home.

I am sure you will find another home which you will have no doubts about!

Have you gotten an estimate from a contractor on what it is going to cost to have the work done? Find that out first then base your offer on that. You won't know if you're going to end up paying more at the end until you find out what it's going to cost.

Whatever you do, make sure that any offer you make on the house is contingent on an inspection. You will have to pay an inspector to go through the house and find any defects but it is well worth the $300 to $400 for the inspection fee. I've seen people put in an offer on a house then get an inspection and discover that there is $20,000 worth of foundation work that needs to be done so get that inspection.

When you hire the inspector, find one that has no association whatsoever with the realtor. You want one that is completely unbiased and is working for you and you alone.

OOH a wall AND a roof. Big money there and lots of your time and effort. I would say keep looking. It may take time but you will find another one you will fall in love with and maybe even a cheaper price. Good Luck

You should see if the current owner will fix these problems before the sale and if not get estimates from contractors as to how much it will cost and then re-negotiate the price

hard to believe that you would have to do the whole outside brick wall...have it pointed and have the roof replaced and have 25,000 knocked off the price

repair houses take forever to repair, u will be repairin for the next 20 yrs. and never get moved in.

do not close escrow without all the work being completed or walk away
