I've had investors answer my questions and I've emailed them asking more questions with no response. What would an investor give me for my house? I am not finacially desperate just in much need of a bigger house!

1 in every 458 houses in Michigan is in Foreclosure, your in a market that is flooded with desperate situations and no un-motivated seller is going to get fair market value for their home. The migration is going away from Michigan, not to. Rent your shack if you can while there are some good larger homes going cheap. No real investor will pay more than about 65 cents on the dollar tops. Speculators however that watch too much TV and think they can flip houses just because they saw it on television might pay 80-85 cents on the dollar. To me those type arent real investors. I have bought and sold hundreds of homes and never have made less than 30% margin net, after doing a top level remodel. The reason is because I know the market and never reward a seller for pricing wrong.

You are not desperate? It sure seems that way, your on here asking the same question 5 times aday.
I also remember you saying you lowered the price to 110k, correct? Well why does the virtual tour link say 122k? That could be part of the problem, you are still over priced.
I would not recommend selling to an investor, as they will try to steal the property.
I have never been to Michigan, but i will give you 65k for your home just so i do not have to hear you whine any more. Cry to your agent, not us, he is the one who can help you.
Start by getting the info correct on the virtual tour.
Offer incentives like closing cost assistance, or a 1k bonus to the buyer broker. That will get the brokers bringing their buyers to your home.
