I am impresed by a tenent that pays their rent on time and communicate the work on the property they are doing, or pointing out the places where attention need to be put.

Many of my tenants see a problem and don't say a word. When all hell if breaking loose then they say "this has been a problem for years." If you would like to consider buying the property, you need to show that you understand what properties need.

Start as you mean to go on.

If you are a bad tenant he may or may not be able to tell. So he will either give you tenancy in his property; or not, based on his opinions, belief and judgement. Like anyone else his judgement may be based on many varied factors. Don't think that you can control this.

If you are a bad tenant he will discover this in time and the same is true if you prove to be a decent tenant.

Or are you trying to pretend to him that you are the perfect tenant for him to meet your own motives? Only you can answer this. But I wouldn't try so hard.

Anyway is it a landlord or landlady? if I am mistaken then replace every reference to he/him to him/her, he/she. Maybe you were just generalising all property letters to be male. Not sure.

Why bother. Stupid question if you ask me.

Oh the thing about what impression you should give ... well I wouldn't tell them about the continuous crystal meth, skunk fuelled, sex, alcohol, sadist/masochist left wing terrorist gatherings that you have. Unless he's a pretty liberal and tolerant guy. You may be in luck.

I just told my landlord that I was a devout christian that I was soon to join the specials. That worked for me. He kicked the **** out of me and told me to **** off.

Thanks

Great question..I'm a landlord....One serious great tool..A set of previous landlords to have new landlord to call..another..A good work relationship, let them now where you work and how long you've worked there..Show up dressed well, and neat appearance..If you have kids..Bring them, just make sure they take off shoes when they walk in and follow your every instruction..(I rented to a single mother recently just because of this last one)If they don't allow pets...stay away from that..don't even ask for anything special.....Don't be afraid to have a conversation, keep it simple..and last show your interested, but let landlord be the director!..Remeber he holds the keys

Most Landlords nowaday do credit checks . So references from previous Landlords is a very good start . Oh and ahh just being yourself is the best way to impress anyone ,Including Landlords.
