Can't promise that it will sell in 2 wks, but here are some ideas:

(1) Be willing to sacrifice a little of the equity to be the low price leader in you neighborhood. (Lower the price as low as you can stand to do.)

(2) Offer a $1-2k selling agent bonus in addition to the commission. This will encourage agents to bring their clients to see the property.

WORST CASE SENARIO:
If you absolutely only have a couple of weeks & have little/no equity...talk to your mortgage company about a short sale & sign a note w/ them to pay back the difference. That is a lousy option, but it is a possibility if all else fails.

I've never sold a home however.....I have been looking like crazy at them to buy. I would suggest if you do anything at all......make it look the best you can. So good that every person that walks in wants to buy it and can see themselves living there. Paint the wall neutral if they are painted in bold or personal preference colors. Clean ( I went to one house where there was pee all over and around the potty ewww), declutter, watch designed to sell on HGTV. They give a lot of great selling ideas there.

Where is the house located? I am sure there a several cash investors in your area that would be happy to buy it if the price is right. Remember it will have to be a cash deal, because most if not all require more that 2 weeks to get a loan done

I'll buy it in 3 days if you are willing to give me the price I want. I'd need to be at least 35% below market value but I'd pay you cash.

sell it for way less than it is worth. But, a little patience will make you a lot more money.
