how much commision do they usually get?

Try it by your self first. The lower the price the faster the sale.What I mean by that is that a Mobile Home will sell for quite a bit less than a house..

If after 30 to 60 days (if your in a hurry) and it hasn't sold, then call a Realtor.

Be prepared to run ads in a lot of places. Have it ready to show.
Remember to list high enough, you can always come down, but cannot go up.

MLS Realtors get 6 percent. split between the listing and selling Realtors.

Do not use a realtor. They only have clients looking for "stick built" houses. Call any Manufactured home sales area and ask if they have a brokerage division. They are dealing exclusively with the right buyers. You can try it yourself, but not too many people I deal with have succeeded. I am in NW Ohio, and the commission, by law, is 10%, or less in the neighboring state of Michigan. In NW Ohio the listings are open ended.They can be sold for whatever the salesperson thinks they're worth, and he can charge you accordingly.
