and what do they do and why and what rooms do they check do they check the basement,attic too?

An appraiser will check everything. They are trying to get a feel for how your house stacks up in value compared to other similar houses in the area. They should check for things like water damage, structural damage, and how new your appliances and fixtures are. Cleaning, while not necessary, is recommended because it will look like you take care of the place and it will help speed up the inspection. And, yes, they would definately check the attic and basement for things like roof leaks or a cracked foundation.

Most appraisers will tell you that cleaning the house is not a requirement for their apprasial. They are more interested in the physical size of the house, the lot size, location, the number of bedrooms, bathrooms, age of the house, etc. for making a comparison to other homes in the area.

You really don't HAVE to clean for an appraiser; they are looking at features and square footage of living space, # of baths, etc.
It just looks better. You don't have to for a home inspection either, but if you leave dishes in the sink for instance, they won't check the drainage, etc.
